Excellent development opportunity at the NW corner of Hwy B and Hwy 94. Perfect location for a retail use, C-Store/gas station, etc. The site is located adjacent to the proposed Legacy Farms Park and the Orchard Farm school district campus. Residential development is very prevalent in the area including the New Town and Charlestowne subdivisions. Planned reconfiguration of the Highway B and Highway 94 intersection by MODOT in 2027, to include a lighted intersection with dedicated turn lanes. Currently the site is in Unincorporated St. Charles County, it would need to annex into the City of St. Charles for water/sewer.
